Part-time Property Management Operations Administrator – Walton – £25K

Leading Charity requires Property Manager to work from the Walton office managing tenancies efficiently and pro-actively, working Monday to Thursday 9am to 5pm for £25K (Monday to Friday, 9am to 5pm also will be considered for the right person)

What the job entails:
Responsible for managing all tenancies to ensure that new tenants are correctly signed up, existing tenants are paying on time and that end of tenancy procedures are followed when needed, these would include people moving on positively and at times evictions.

In particular you will:

  • Set up new tenancy contracts, ensuring that tenant and landlord have signed agreements.
  • Ensure all finance is in place including deposits and rent in advance payments.
  • Organise gas and electricity safety checks.
  • Organise and manage start and end inventories for each tenant / landlord.
  • Manage all payments that relate to each tenancy, providing regular reports to ensure that all income is correct and up to date.
  • Ensure that any late payments are chased and then received and accounted for.
  • Account for any additional expenditure for each property, ensuring that a net balance for each tenancy can be reported on so that we can check value for money and any net losses / profits.
  • Ensure that any issues within properties are dealt with efficiently : for example instructing contractors to take on any renovations work that may arise.
  • Manage any evictions that need to take place.
  • Be the leader in knowledge of all tenancy related legislation and keep the rest of our team up to date with any changes in this area.
  • Company accounts : paying all invoices and recording the data, reconciling each month and helping with quarterly and end of year accounts & monitoring account to make sure payments are processed and funds available in certain accounts.

  • Landlord payment statements & accounting for and chasing payments owed to the company by landlords

What you need to know:
Experience of property management is essential, as is prior accounts and administrative experience, and the legislation that surrounds property management would be highly beneficial. Knowledge of housing benefits would also be an advantage.
Character profile: 
An organised team player who is able to keep excellent, accurate records and produce timely reports on the status of each tenancy. IT skills and accounting skills are vital.

This role also demands strong communication, liaising with both landlords and clients (some of whom can be challenging). However, full support on dealing with client issues will be given by the support workers who will tackle any client issues that may arise.

Salary: £25000 Per Annum
